Why Highland Beach's Median Home Price Won't Sit Still

Pull up three different sites on the same afternoon and search for the median home price in Highland Beach. You will get three different answers, and they will not be close. One source puts it at $795,000. Another, checked a few months later, shows $1,029,384. A third lands at $812,000. All of these numbers describe the same three-mile stretch of coastline between Boca Raton and Delray Beach, and all of them were reported within the same calendar year.

If you are comparing Highland Beach against a neighboring town before you write an offer or set a list price, this is the friction that catches people off guard. The median is not a stable fact you can anchor to. It is a number that moves by six figures depending on which handful of closings happened to land in the window a given site last pulled from MLS.

The Same Town, Six Numbers

Here is what the reported figures actually looked like across 2026, laid out by month and source, so the pattern is visible rather than buried in separate tabs:

Notice that some of these are list prices and some are sale prices, which is its own small trap. But even setting that aside, the sale price alone bounces from $795K to $943K to over $1.03M to $812K to $995K across five reporting windows in a single year. A market that behaved normally would not do this. Miami-Dade County, for the three months ending August 2026, moved just 0.2% year over year on a median of $556,000. Highland Beach moved by tens of thousands of dollars a month in either direction.

Why the Number Won't Sit Still

The mechanism is volume, not volatility in the usual sense. Highland Beach was home to 4,295 year-round residents as of the 2020 census, and the monthly sales count that drives these medians has recently run somewhere between 8 and 12 closings. Redfin's own snapshot in December 2025 recorded 11 homes sold that month, down from 12 the year before. A market aggregator tracking early 2026 activity described the median as moving on "low transaction volume."

When your sample size is a dozen transactions, one $9 million estate closing or failing to close in a given month reshuffles the median more than any actual shift in buyer demand. This is not a Highland Beach flaw. It is what happens in any market small enough that a single sale is a meaningful percentage of the total. The number is doing exactly what small samples do. The mistake is treating it as if it carried the same weight as a median drawn from hundreds of monthly sales in a larger market.

One figure in this data set is more trustworthy than the price, and it is worth naming: days on market. Across the same stretch of reporting, that number sat in a fairly narrow band, 102 to 133 days, regardless of which source or month you check. The price headline swings. The pace does not. That consistency tells you more about the real state of demand than any single median does.

Two Markets Wearing One ZIP Code

Part of why the median is such an unreliable single number is that it is averaging across two genuinely different products.

At one end sits the boating-oriented, single-family estate market. Bel Lido, a waterfront enclave of 71 homes on the Intracoastal side, is where deep-water dockage buyers concentrate, with prices typically running $3 million to $12 million and recent sale activity averaging around $1,721 per square foot. Byrd Beach and the eleven custom homes of Ocean Place Estates sit at a similar or higher tier, with Byrd Beach listings recently priced near $6 million and up.

At the other end sits the oceanfront condo tower market, and even that is not one thing. Toscana alone is three separate buildings under one name: Toscana North at 17 floors and 143 units, Toscana West at 16 floors and 118 units, and Toscana South at 18 floors and 159 units, with floor plans running from roughly 1,900 to over 5,000 square feet. Coronado at Highland Beach is a single 168-unit, 15-story tower. Ocean Dunes, a smaller building, has recently traded closer to $543 per square foot, less than a third of what Bel Lido's waterfront estates command per square foot.

Buildings differ from each other in ways that have nothing to do with square footage, too. Regency Highland Club has only 18 private boat slips in the entire building, which makes a slip-included unit a different asset than an identical floor plan next door without one. Highland Beach also has no public beach access within town limits, so beach access itself is a private, building-by-building amenity. Coronado, Toscana, 45 Ocean, and Penthouse Towers each maintain their own resident-only beach club rather than residents sharing a municipal beach, which means "oceanfront" can mean a fundamentally different day-to-day experience depending on which building you are standing in front of.

Blend all of that into one town-wide median and you get a number that describes nothing in particular.

The Reserve Law Adds a Third Variable

Layer on a change that took full effect January 1, 2026: Florida's requirement that condo buildings three stories or higher complete milestone structural inspections and fully fund their reserves. This is now showing up explicitly in how Highland Beach condos market themselves. Current listing language for units at Coronado and at Townhouses of Highland Beach specifically calls out that the building has completed its milestone inspections and reserves are fully funded, treating that status as a selling point rather than a formality.

That matters because two condos with identical square footage, identical floor, identical view, can now carry very different real costs depending on where their building stands on inspections and reserves. A unit in a building that has not yet completed the work may come with a looming special assessment that never shows up in the list price. The Town of Highland Beach's own newsletter has been tracking related condominium and cooperative association legislation as it moves through the state, which tells you this is not a one-time compliance event but an ongoing variable buyers need to check building by building, not town by town.

What to Actually Comp Against

None of this means Highland Beach is unknowable. It means the town-wide median is the wrong tool for the job. If you are pricing a listing or evaluating an offer here, the more useful questions are narrower ones. What have comparable units sold for in this specific building or this specific waterfront enclave, not the town as a whole. Has this building completed its milestone inspection, and are its reserves funded at the level the new law requires. Does the unit come with a boat slip or beach club access as part of the building, or is that an added cost. Is the property on the ocean side or the Intracoastal side, since the per-square-foot economics between Bel Lido-style waterfront and oceanfront tower living are not close.

Those are the numbers that hold still enough to build a decision on. The town-wide median, however it happens to read on the day you check it, is not one of them.

A Few Direct Questions

Is Highland Beach currently a buyer's or seller's market? Recent sale-to-list ratios have run in the low 90s, and inventory was reported up roughly 21.8% year over year in early 2026, both of which point toward more negotiating room for buyers than the town has seen in recent years. Days on market sitting consistently above 100 supports the same read.

Why do so many condo listings mention reserve funding and inspection status? Because the requirement is new enough, in effect since January 1, 2026, that buildings which have completed the work are using it to differentiate themselves from buildings that have not, in a market where that gap can translate directly into a special assessment.

Does Highland Beach have a public beach? No. The town has no public beach access within its limits, which is why beach access shows up as a private, building-specific amenity rather than something every resident shares equally.
